Abstract

This document outlines Bulrush Court, a key development by Pitman Tozer Architects for The Guinness Partnership in Bromley-by-Bow. Part of the Leaside Lock regeneration, this second-phase project delivers 144 high-quality affordable homes, alongside 213m² of commercial space. Inspired by 1930s mansion blocks, the design features a landscaped communal courtyard and incorporates sustainable principles such as a fabric-first approach, green roofs, PV panels, and connection to a district heat network. The project contributes to creating human-scaled urban living within a transforming London neighbourhood.
