Abstract

Presents three levels of recommendations and guidance, tailored to the complexity of a building and the required level of flexibility. Addresses the design, management and use of various residential buildings, including individual dwellings, blocks of flats, residential accommodation blocks, specialised housing and care homes. Key topics covered include: means of escape, stairs and exits, active fire protection, mechanical systems (heating, ventilation and air conditioning), ancillary areas, access and facilities for firefighting, fire safety management and considerations during building works. Additional guidance provided in the annexes focus on: evacuation management planning, arson prevention, property protection and business continuity, design of atria, balconies and terraces, smoke ventilation, firefighter lifts and water supplies, occupier fire safety advice, and routine inspection and maintenance. Applies to residential buildings: with a top storey up to and including 100 m above ground level, where load-bearing structural elements (excluding non-structural surface coatings) have a reaction-to-fire classification of A2-s1, d0 or better; or, with a top storey 11 m or less above ground, where the structural load-bearing elements do not meet classification A2-s1, d0 or better.
